Glassfields, Plot II
We are currently working on this major city centre development located in the centre of Bristol. The three acre site is known as Glassfields, which refers to its former use as the original glassworks site of the ‘Bristol Blue’ manufacturing industry.
Royal London is currently developing two of the four plots on this site, plots 2 and 4. Plot 2 is a 21,000m² office building, which has been designed to provide a flexible working space. This can be operated either as open plan office space or as flexible individual ‘incubator’ business units, designed to meet the requirements of the emerging technology sector which is booming in Bristol. Plot 2 has been developed to scheme design stage, and BuroHappold Engineering has issued a set of Employer’s Requirements (ERs). The tendering contractors then developed their Contractor’s Proposals (CPs) on the basis of these ERs. The buildings have been designed to reflect the latest in contemporary architecture whilst combining the essence of Bristol’s historical harbourside architecture and incorporate a mix of naturally ventilated and mixed mode systems to create a highly energy efficient design. The buildings are targeting BREEAM ‘Excellent’ accreditation together with the highest levels of EPC rating, embracing industry best practice energy efficiency measures and sustainable technology, utilising a roof top mounted PV array. The design achieves a 20% saving of regulated CO2 over and above current building regulations. |
